Move-in clean or move-out clean? They're not the same job

Moving in and moving out call for different priorities — what each clean actually covers, and when to book which one.

Moving is one of the only times a home gets cleaned for two different audiences at once — the people leaving it, and the people about to live in it. The two jobs get filed under one name, Move In / Move Out, because the conditions match: an empty home, nothing on the floor, every surface reachable. But what each clean is actually for points in opposite directions, and knowing which one you're booking changes what you should expect to see when it's done.

The move-out clean is for an inspector

A move-out clean answers to whoever checks the home after you've gone — a landlord, a property manager, a new buyer's agent walking through with a checklist. It's built around the handful of places an inspection actually looks: inside the oven, window tracks and sills, behind the appliances that roll, the grout that only shows in direct light. The point of a move-out clean is proof. It needs to hold up to someone else's standard, on someone else's schedule, usually with a deposit or a closing date attached.

The move-in clean is for you

A move-in clean has no inspector. Nobody is checking your work against a list — which is exactly why it's easy to skip, and exactly why skipping it is a mistake. Whatever is on the counters, inside the drawers, or worked into the grout on the day you move in is what you'll be living with until the next deep clean, because once the boxes and furniture are in, most of the home stops being reachable.

A few things a move-in clean should catch that a rushed move-out pass often doesn't, because nobody but the new resident will ever notice:

  • Inside every cabinet and drawer, top shelf included
  • Behind and under the toilet and sink, not just the visible faces
  • Light fixtures and ceiling fans, carrying dust from years of previous use
  • Closet floors and shelving, before a single box goes in
  • The refrigerator interior and any built-in appliances staying behind

None of that is on a landlord's list, so if you're relying on the previous tenant's move-out clean to also serve as your move-in clean, you're often relying on someone else's inspector to have cared about your cabinets. They usually didn't.

Timing matters more than either clean alone

The best order, when you can manage it, is: old tenant moves out, move-out clean happens, home sits empty for a day, move-in clean happens, then furniture arrives. Once a couch is against a wall or a bed frame is assembled, that wall and that floor are out of reach again for months. If you can only book one visit because the calendar's tight, book it for the window between empty and furnished — that's the only time the whole home is actually workable.

If you're buying rather than renting, the same logic applies to the closing date. A newly built home in Georgetown or Cedar Park can still carry construction dust in vents and window tracks that a walkthrough won't flag, and it's far easier to clean before the moving truck than after.

What's in the visit

The Move In / Move Out clean treats an empty home as the deep clean it actually is — no furniture to work around means more time in the places a normal visit can't reach: inside cabinets and appliances, baseboards and door frames, blinds and vents, floors edge to edge. A quote for a move clean is based on the size of the home and its condition. If a property turns out to need more time than the quote assumed (a garage full of leftover items, years of buildup in a rental), we will tell you before going ahead.
